More often than not we are appointed to provide our Architectural Service for the Construction Phase. This stage can be the most challenging – coordinating everyone’s contribution to the build. Our duty to our client will include ensuring their expectations are properly informed. Our role during the construction phase is called Contract Administrator. We inspect the works throughout the build to ensure that it is done in accordance with our design and specification. Our input will ensure that the right level of quality is delivered. We will also monitor progress to drive the pace of the works to meet an agreed construction time. Our responsibilities include assessing claims for payment by the contractor and to certify when and what payments are met. Ultimately the completion of a project brings all these areas together for handover.
