Following the grant of planning permissions, the design work turns to the construction detail and specification. This usually involves working with a Structural Engineer who will calculate the design sizes of steels and structural elements. The completed design is then submitted for approval for compliance with the Building Regulations. When working on Listed buildings there are often compromises of the regulations to negotiate and agree. The balance of preserving the historic significance of the building against the requirements of modern building regulations is a common situation that often requires a compromise of the regulations. With our clients we then prepare a specification that details the products for floor finishes, bathroom, kitchens etc. that completes the detail of the project for pricing. We will generally recommend that our client appoints a Quantity Surveyor to price the construction costs and negotiate with main contractors who tender for the project.
